Lower bed runner is not pulling out as smoothly as it should. What does anyone use either on it or under the rubber but to make it pull in and out easier? Many thanks.

I may be wrong but I think the bench seat running wheels are on top of the floor rails rather than in them. Inside the rails is the rack (upside down) and the locking tee bars (one at each corner of the seat base).
Check there is no debris in the floor channels and then maybe try some silicon lubricant on the top of the rails?

Something like this. Also useful for kitchen cupboard door runners etc.
